Annual Maintenance Recommendation
Interior Maintenance
- Bathroom Caulk: Caulk should be cleaned frequently and should be kept free of mold and mildew. Run bathroom vent fan when showering to discourage mold growth. When significant cracking, wear, or separation first appears, the caulk should be completely removed and the surface should be re-caulked. Do not apply new caulk over the top of old caulk. Make sure to seal all joints which are exposed to moisture. This can prevent leaks, dry rot, mold and mildew.
- Ceramic Tile Grout: Grout should be cleaned frequently and should be kept free of mold and mildew. When cracking, wear, or separations first appear, grout joints can be repaired with a bath or kitchen grade caulk. More significant damage may require replacement of the grout. Tile grout should be re-sealed by the Homeowner once a year, using a silicone-based sealer that can be purchased at any home improvement store.
- Crawl Space: Inspect annually for moisture build up. Do not use crawl space for storage of any kind. Do not block or obstruct venting.
- Furnace Filter Change: Homeowners should change or clean the furnace filter according to the furnace manufacturer’s recommendations (Riverside Homes recommends changing filters every 3 months).
- Gas Fireplace and Shut-off Valve: Refer to the manufacturer's directions for specific maintenance requirements. If you notice a strong gas smell, immediately shut off the gas valve and call the gas company. Shut-off valves are on gas line near their connection. There is also a main shut-off at the meter.
- Sink, Tub, and Shower Traps: Keep free and clear as routine maintenance. Avoid backups and plugged drains. Only use cleaners recommended by the manufacturer.
- Smoke Detectors: Test detectors once a month using the test button on the detector. Read the manufacturer's manual for detailed information on the care of your smoke detectors. Make sure the batteries are changed on a regular basis so the back-up system will function in the event of a power failure. If a smoke detector makes a chirping sound, that is a sign that the battery needs to be replaced. Use a vacuum to remove dust if necessary.
- Dryer Exhaust Vents: Keep dryer vent clear from obstructions such as plants and shrubs. Check ductwork connections. Clean lint from exhaust vents twice a year.
Exterior Maintenance
- Exterior Caulk: Inspect joints around windows, doors, vents and other penetrations. Seal with a high quality exterior grade caulk as necessary. Old caulking should be completely removed before re-caulking the area.
- Gutters and Downspouts: Homeowners should keep gutters free of leaves, toys, or other debris. Gutters and downspouts should be inspected, and if necessary cleaned annually. Gutters may need to be inspected more frequently, if mature trees are adjacent to the house.
- Outdoor Faucets and Pipes: Remove/disconnect hoses during cold weather, even if the faucet is located in your garage. Water that remains in the hose can freeze and expand back into the pipe.
- Roof Inspection and Maintenance: Clean all roof drains, gutters, and downspouts of leaves, needles and other foreign debris. Also, check all areas that have a caulking or sealant type material such as vents, pipe penetrations, and sheet metal flashing for cracked sealant.
- Trim and Siding: Inspect joints for cracks and separations. Seal cracks and separations with a high quality exterior grade caulk. Old caulking should be completely removed before re-caulking the area.
- Windows and Sliding Doors (tracks & weep holes): Inspect and clean debris from all window and patio door weep holes. Keep tracks clean for smooth operation and to prevent damage to the frame. Silicone lubricants work well for these tracks.
